Australian mortgages are structurally different from those in the United States or the United Kingdom. The dominant product is the variable rate home loan, where the interest rate moves in line with the Reserve Bank of Australia's cash rate decisions and the lender's own margin. After the RBA raised the cash rate from 0.1% to 4.35% between May 2022 and November 2023, it has since cut rates to 3.85% as of 2026, with average variable mortgage rates sitting around 6.28% for owner-occupiers.
Fixed rate loans are available in Australia for 1–5 year terms, but they are typically priced at a premium to current variable rates when markets expect rate cuts ahead, and borrowers face break costs if they repay or refinance during the fixed period. This made Australian borrowers particularly exposed to the rate-rise cycle; unlike UK borrowers who typically fix for 2–5 years, many Australians were on variable rates throughout the hiking cycle.
Lenders Mortgage Insurance (LMI) is required when the deposit is less than 20% of the property value. LMI is a one-off premium paid by the borrower (not the lender) that protects the lender in the event of default, and costs typically range from 1–4% of the loan amount. The government's First Home Guarantee allows eligible first-home buyers with a 5% deposit to avoid LMI by having the government guarantee up to 15% of the loan value.
Offset accounts and redraw facilities are widely used and highly distinctive features of the Australian mortgage market. An offset account is a transaction account linked to the mortgage where the balance offsets the outstanding loan principal daily, reducing interest charged without formally reducing the loan balance.
Stamp Duty (Land Transfer Duty) is levied by state governments in Australia, varying sharply by state and property value.
